What Actually Affects HVAC Maintenance Cost?

Maintenance pricing depends on more than a calendar. The number of systems, the equipment type, the location, and what each visit includes all shape the real cost — and the real value — of an ongoing program.

1. Number of systems

A single 3-ton residential system is a quicker visit than a home with three independent zones or a multi-system commercial property. The maintenance price scales with how much equipment we're inspecting and servicing.

2. Equipment type

Residential split systems, commercial rooftop units, marine self-contained systems, chillers, mini-splits, and dehumidifiers each require different inspection procedures, tools, and time. A chiller maintenance visit is not the same job as a residential split.

  • Residential split systems
  • Commercial rooftop units (RTUs)
  • Mini-split and multi-zone systems
  • Marine self-contained / chiller systems
  • Whole-home dehumidifiers and IAQ equipment

3. Coastal exposure and corrosion risk

Homes near the coast or vessels in saltwater need more frequent rinses and salt-mitigation steps. Coastal exposure can add coil rinses, anti-corrosion treatments, and anode inspections that inland equipment doesn't need.

4. What the visit actually includes

A Maritime Air Co. maintenance visit covers a full system inspection, coil inspection, drain line flush and treatment, electrical testing, thermostat check, filter check, and refrigerant performance evaluation. Less thorough 'tune-ups' from other companies often omit several of these. Compare visit scope, not just visit price.

  • Full system inspection
  • Coil inspection
  • Drain line flush and treatment
  • Electrical testing
  • Thermostat calibration check
  • Filter check
  • Refrigerant performance evaluation

5. Membership benefits and discounts

Captain's Comfort Club members typically pay less per visit than one-time customers, and the program adds value beyond the visit — priority dispatch, warranty documentation, and repair discounts. Whether to enroll depends on how many systems you own and how much service you anticipate.

6. Documentation and warranty support

Major manufacturers require documented annual maintenance to honor 10-year parts warranties. The documentation work — pressures, dates, parts inspected — is part of every visit we perform and part of why professional maintenance has real long-term value.

What our maintenance visit includes

Recommendations are based only on what your system actually needs. We don't quote replacements during a maintenance visit and we don't pay technicians on commission. If we find something that needs follow-up, you'll see a written estimate — separately — that you can approve or decline.

  • Photo-documented findings when issues are identified
  • Recommendations based on actual condition, not a sales script
  • Warranty documentation provided
  • Repair work quoted separately, never bundled in

Working with Devon on my HVAC system was a great experience from start to finish. Fair, clean install, and the system has been running perfectly through Florida summer heat.

FAQ

Common Questions

Why won't you publish a flat maintenance price?+

Maintenance scope changes with system count, equipment type (residential, commercial, or marine), coastal exposure, and what's already in place. We quote each customer based on what their equipment actually needs.

Is twice-a-year maintenance really necessary in Florida?+

For most systems, yes. Florida AC equipment runs 12+ hours a day in summer, salt air corrodes coastal coils, and humidity fouls drain lines fast. Spring and fall visits keep equipment efficient and warranties valid.

Does maintenance keep my manufacturer warranty valid?+

Most major manufacturers — Trane, Carrier, Lennox, Goodman — require documented annual professional maintenance to honor 10-year parts warranties. We document every visit.

Do you offer a maintenance program?+

Yes — the Captain's Comfort Club covers scheduled visits, priority dispatch, and additional benefits. Call (772) 236-4277 for current program details and pricing.
