1. Proper system sizing (Manual J)

Florida builders frequently install oversized equipment that cools fast but won't pull moisture out of the air. We calculate the actual heating and cooling load of your home using ACCA Manual J — square footage, insulation, glazing, orientation, infiltration, occupants. Correct sizing is the foundation of an efficient, comfortable install.

2. Equipment tier and efficiency (SEER2)

Florida code minimum is 15.2 SEER2. Mid-tier two-stage systems land around 16–17 SEER2. Premium variable-speed systems (Trane XV20i, Carrier Infinity 26, Mitsubishi hyper-heat) reach 18+ SEER2 and dehumidify dramatically better. The efficiency tier you choose changes equipment cost — and your electric bill for the next 12 years.

3. Coastal-grade coil and cabinet treatment

Salt air destroys aluminum fins and copper coil joints. For homes near the coast, we recommend factory coastal coils plus Heresite or Blygold aftermarket coating. Cabinets get powder-coat or marine-grade treatment. It adds material cost; it can also double or triple equipment lifespan.

4. Ductwork condition

An oversold installation that ignores leaky ducts can waste 20–30% of the air the new system produces. We inspect duct integrity, return capacity, and static pressure before we quote. Sometimes that means a sealing add-on, sometimes targeted replacement, sometimes nothing — but we look first.

5. Indoor air quality additions

UV-C purification, MERV-13+ media filtration, whole-home dehumidifiers, and surge protection are optional but commonly included for coastal Florida homes. We quote them as separate line items so you can choose what fits your priorities.

6. Access, electrical, and permits

Attic vs. garage vs. closet air handler. Ground pad vs. roof pad vs. crane lift. Electrical service upgrade if your panel can't support the new equipment. County permits and inspections — handled in-house — are part of every legitimate Florida install.

Why won't you publish installation prices?+

An honest installation quote requires a Manual J load calculation, a duct inspection, and a conversation about efficiency goals and equipment preferences. Two homes that look identical can need very different systems. We provide a free in-home estimate so the number we give you is the number you'll see on the contract.

Is bigger always better when sizing?+

No — and oversizing is the #1 cause of clammy, humid homes in Florida. An oversized AC cools the air fast but never runs long enough to remove moisture. Proper Manual J sizing is non-negotiable for comfort.

Are coastal coatings worth the cost?+

For homes east of US-1 or near the Intracoastal, yes. Uncoated aluminum coils typically fail in 5–8 years on the beach. Heresite or Blygold coatings extend that lifespan dramatically and pay for themselves in extended equipment life.
