The most common calls in years 3–5 of these builder systems are dual-run capacitor failures (the OEM caps are undersized for Florida duty cycles), condensate float-switch trips on horizontal attic air handlers, and short-cycling on the 4-ton Bayhill homes where the system was sized larger than the actual Manual J load.

Valencia Cay sits on Riverland's lake interior, and that proximity to open water means a measurably higher latent (humidity) load than the inland villages. The complaint we hear most from Cay homeowners: "the thermostat says 74° but it feels sticky." That's almost always an oversized, single-stage builder system that cools to setpoint and shuts off before it can wring moisture out of the air.
Our standard Cay recommendation is a properly-sized variable-speed or two-stage replacement, sealed and balanced ductwork in the larger floorplans where the builder under-sized returns, and Heresite or Blygold coil coating to extend condenser life against the lake and salt-air chloride load. We coordinate builder-warranty claims when the failed part is still covered.
