Clogged condensate drain (most common)

Florida AC systems pull 5–15 gallons of water per day from indoor air. That water exits through a 3/4-inch PVC drain line. Biological growth and dust clog the line; the drain pan overflows; ceilings drip. We flush with a wet-vac at the outdoor termination, treat with biocide, and verify proper flow.

Older systems have a metal drain pan under the air handler. Years of standing water rust the pan; water drips through pinholes onto the ceiling below. Solution: replace the pan, often with a plastic upgrade for permanent fix.
