Clogged condensate drain (most common)

Florida AC systems pull 5–15 gallons of water per day from indoor air. That water exits through a 3/4-inch PVC drain line. Biological growth and dust clog the line; the drain pan overflows; ceilings drip. We flush with a wet-vac at the outdoor termination, treat with biocide, and verify proper flow.

• Tell-tale sign: water dripping from the secondary drain (exterior wall)
• Float switch tripping = drain backed up

Rusted secondary drain pan

Older systems have a metal drain pan under the air handler. Years of standing water rust the pan; water drips through pinholes onto the ceiling below. Solution: replace the pan, often with a plastic upgrade for permanent fix.

Frozen evaporator coil thawing

A frozen coil blocks airflow, then thaws and dumps gallons of water at once — far more than the drain can handle. Underlying cause must be fixed (low refrigerant, dirty filter, restricted ducts). We diagnose the root cause, not just the symptom.

Broken or disconnected drain line

Settling, vibration, or installation errors can crack the PVC drain line or pull joints apart. Water leaks at the break — sometimes inside walls before you see it. We pressure-test and re-pipe as needed.

Improper installation slope

Drain lines must slope downward to flow by gravity. Sagging or back-pitched runs hold water that grows biofilm and clogs repeatedly. We re-pitch with proper hangers.
